The problem

What wasn't working.

Short-term rental advisors were spending days on each new property evaluation — pulling comp data, running revenue models in spreadsheets, calculating scenarios by hand, and then formatting the results into slide decks for property owners. Every new deal evaluation was a full day of analyst time, and the outputs were inconsistent.

Our approach

How we built it.

A purpose-built dashboard that takes property details as input and produces a full opportunity analysis in under 60 seconds. Revenue modeling engine with 3-scenario projections (conservative, average, optimistic). Pre-loaded market data for high-value Lake Tahoe markets (nightly rates, average occupancy, seasonal patterns). Opportunity scoring across 4 dimensions — Revenue Upside, Margin Viability, Owner Sacrifice, and Breakeven Occupancy. Output exportable as a clean 3-page PDF for investor conversations.
